Terms & Conditions

1.1 Booking Confirmation

All bookings are subject to availability and confirmation. Once you submit a booking request through our website, you will receive an email confirmation within 24 hours. Your booking is not confirmed until you receive this email.

1.2 Accuracy of Information

You must provide accurate, complete, and current information when making a booking. This includes your full name, contact details, and any special requirements. Failure to do so may result in booking cancellation.

1.3 Minimum Age

Guests must be at least 18 years old to make a booking. Guests under 18 must be accompanied by a parent or legal guardian.

2.1 Payment Methods

We accept major credit cards, debit cards, and bank transfers. Payment details will be provided in your booking confirmation email.

2.2 Deposit & Full Payment

A deposit of 30% of the total booking value is required at the time of reservation. The remaining balance must be paid at least 7 days before your check-in date, or upon arrival if booking within 7 days of check-in.

2.3 Currency

All prices are quoted in USD unless otherwise stated. Exchange rates may vary at the time of payment.

3.1 Cancellation by Guest

• More than 14 days before check-in: Full refund minus 10% administrative fee
• 7-14 days before check-in: 50% refund of total booking value
• Less than 7 days before check-in: No refund
• No-show: No refund

3.2 Cancellation by Hotel

We reserve the right to cancel bookings in cases of force majeure, property damage, or other unforeseen circumstances. In such cases, you will receive a full refund or the option to reschedule.

3.3 Modification of Bookings

Changes to your booking (dates, room type, number of guests) are subject to availability and may incur additional charges. Please contact us at least 7 days before check-in to request changes.

4.1 Check-in Time

Standard check-in time is 2:00 PM. Early check-in is subject to availability and may incur additional charges.

4.2 Check-out Time

Standard check-out time is 11:00 AM. Late check-out is subject to availability and may incur additional charges.

4.3 Identification

Valid government-issued photo identification (passport, national ID) is required at check-in for all guests, as mandated by Sri Lankan law.

5.1 Behavior

Guests are expected to behave in a respectful manner toward staff, other guests, and property. We reserve the right to terminate the stay of any guest who behaves inappropriately, without refund.

5.2 Smoking

Smoking is prohibited in all indoor areas. Designated smoking areas are available outdoors.

5.3 Pets

Pets are not permitted at the property unless prior arrangements have been made with management.

5.4 Damage to Property

Guests are responsible for any damage caused to the property during their stay. Charges for repairs or replacements will be added to the final bill.

6.1 Personal Belongings

The hotel is not responsible for loss or damage to guests' personal belongings. We recommend using the in-room safe for valuables.

6.2 Activities & Excursions

Safari tours, cab services, and other activities are provided by third-party operators. The hotel acts as an intermediary and is not liable for accidents, injuries, or losses during these activities. We recommend obtaining travel insurance.

6.3 Force Majeure

The hotel is not liable for failure to perform obligations due to circumstances beyond our control, including natural disasters, civil unrest, pandemics, or government restrictions.
